This is the last Will and Testament of me Emma Bain of Croydon in the County of Surrey Spinster
I give devise and bequeath All my real and Personal Estate whatsoever to my Mother Mary Ann Bain of Croydon aforesaid widow for her life
and after her decease I give and devise all that my freehold messuage or tenement situate at Broad Green in the said parish of Croydon now in use as an Inn or Public house and called the Star in the occupation of William Etherington to my Brother James Bain and all the rest and residue of my real and personal estate whatsoever I give devise and bequeath after the death of my said Mother unto and among or for the benefit of my two Sisters Eliza the wife of Francis Trowell and Mary Ann wife of George Smith and the children of my late Brother George Bain in such parts or shares for such estate or estates upon and for such trusts interests or purposes and in such manner and form as the said Mary Ann Bain shall by any deed or by her will direct limit or a [sic] appoint give or devise the same and in default of any and subject to every such direction limitation or appointment gift or devise I give devise and bequeath my residuary real and personal estate after the death of my said Mother as follows videlicet [that is] one third part thereof unto and equally among the children of the said George Bain and the remaining two third parts thereof unto and equally between the said Eliza Trowell and Mary Ann Smith
I appoint the said Mary Ann Bain Executrix of this my will
In witness whereof I have at the foot hereof set my hand this twenty first day of May one thousand eight hundred and fifty five - E Bain

Proved at London 13th. October 1855 before the Worshipful Maurice Charles Merttend? Swabey? Doctor of Laws and Surrogate by the oath of Mary Ann Bain widow the Mother the sole Executrix to whom admon was granted having been first sworn only to administer
