"Tyddyn ap Ifan is a large two storey residential dwelling accessed off Graiglwyd Road with a large garden which slopes down northwards towards the rear of dwellings on Merton Park, which also forms the site boundary to the west. Those properties downslope are a mix of bungalows split level properties, cut into the hillside with the garden of Tyddyn ap Ifan above them reflecting the steep change in land levels.
